The Inventory

The Inventory report is a legally binding document that provides a fair, objective and impartial record of the general condition of the contents of the property as well as its internal condition at the onset of the lease of the property. It is considered the most important piece of factual information at the end of a tenancy to avoid any disputes when dealing with the tenant deposit/bond, so it is paramount that it is full of detail and has lots of pictures.

Since 2007 it has become a legal requirement to have an inventory as part of the tenancy deposit scheme which is why having an independent inventory provider complete the report is seen as being more objective and reduces the number of disputes.

Checkout

At the end of the tenancy and the tenant/s are due to vacate the property a checkout inspection will be scheduled.

For this report an inventory clerk will compile a report comparing the condition of the property at the end of the tenancy to the start, inventory/checkin.

The report will contain any damages, missing items, rubbish removal and cleanliness issues and it will also document any light bulbs which are faulty. The inventory providers are very thorough during this process so that it tallies with the prospective inventory.

Checkin Report

The CheckIn is an additional report that confirms that the tenants are happy with the condition of the property as detailed in the Essential inventory provided.

We can if required arrange to meet the tenants at the property and go around with them to show them that the property is in the condition as stated on the inventory report. We would also re-record all utility readings as previously taken in the inventory, advise tenants of any parking available, document any requests and finally hand over keys. We will also advise the tenant/s of their obligations during and at the end of their tenancy in regards to the up keep of the property. Some landlords like this to be carried out for further peace of mind that the property is being seen to be overviewed by an independent inventory agent as well as to save them time in going to the property and handing over the keys, inventory and all other paperwork.

Midterm Report

It is recommended to carry out periodic inspections of your property to confirm that it is being maintained appropriately.

During this process Essential Inventory would compile a short report as to whether the tenant is maintaining the property in compliance with their tenancy agreement and if necessary bring to your attention any maintenance issues that need resolving.
